Finding a cooperative flat in Zürich: the realistic guide

How to get a cooperative flat in Zürich: membership, waitlists, listings, timing, documents, with links to every district and all open waitlists.

Around a quarter of all rental flats in the city of Zürich belong to non-profit housing providers: housing cooperatives, foundations and the city itself. They let flats on the principle of cost rent: the rent covers the actual costs, with no profit. That is why rents are well below market level, and that is why demand is huge.

The three routes to a flat

  1. Vacant flats (listings): Many cooperatives advertise vacant flats on their website, on Flatfox or through their own application portals, often for just 1–3 days or until a set number of applications has come in. Speed is what counts here.
  2. Waitlists / interest lists: Some cooperatives keep waitlists that open and close from time to time. The current overview of waitlists in Zürich shows where you can sign up.
  3. Membership and internal allocation: At some cooperatives members have priority, or flats are first advertised internally. Joining early can pay off, but check the cost (share certificate) and whether membership really brings any advantages.
